Meet The Team
Paul Flynn
Operations Director
Paul is a Mechanical Engineer with over 40 years experience. He has worked in design and project management delivering every conceivable type of installation from Data Centres, Commercial offices, High End Residential to big infrastructure and everything inbetween. His focus on engineering design means our projects are always installed to the highest standards. Any design or installation problems are always resolved efficiently.

Alistair Marks
Commercial Director
Alistair is the Commercial Director of MEP3, with a background as a Quantity Surveyor and extensive experience in senior commercial roles at various M&E businesses. He is committed to delivering high-quality information to clients and working collaboratively with them to ensure successful project outcomes. Alistair places great importance on building strong working relationships at all levels with our clients' commercial teams to drive this success.

DESIGN & BUILD
We have experience of undertaking full design and build projects using 3D modelling and BIM for both residential and commercial sectors.
MECHANICAL, ELECTRICAL & PUBLIC HEALTH
Full supply and installation of MEP systems to commercial, residential, data centres and pharmaceutical facilities.
PREFABRICATION
We offer a full multi-service prefabrication service for energy centres, plant rooms, services risers and corridors, in order to reduce labour time on site thus improving health & safety, and increasing programme certainty.
PIPEWORK-ONLY INSTALLATIONS
MEP3 also undertakes pipework only projects typically for shell and core packages to both commercial and residential developments. Our long standing experience in directly managing pipework operatives places us well to deliver these systems on a stand alone basis.

RESIDENTIAL
We undertake both shell and core and fit out of large residential developments ranging from high-end to affordable accommodation.
COMMERCIAL
MEP3 have the teams and capability of undertaking both fast track office fit out and larger Cat A and Cat B developments.
DATA CENTRES & PHARMACEUTICAL
With our mechanical pipework expertise, we love the engineering challenge required to install these systems on sometimes complex projects, whether it be to data centres housing large volumes of data or laboratories undertaking highly controlled experiments.
PROJECTS
THE SHARD
At MEP3, we have the expertise and experience to handle complex mechanical and electrical fit-out projects. Our recent project at the Shard involved a £1.2m fit out of 10 luxurious apartments. We installed advanced BMS and complex lighting controls, and integrated all the heating and cooling into the existing systems with precision and efficiency. Our team is committed to delivering the highest quality finishes for all our projects, no matter the complexity.
Centric Close - Camden
MEP3 undertook the full design and build of the Mechanical, Electrical and Public Health shell and core and Cat A+ fit out this commercial office development in Camden with a contract value of £350k. We delivered exceptional results within a very tight programme.
LD11 Data Centre, Slough
Our recent project involved upgrading the chiller header resiliency of a data centre in Slough. We proposed a solution to convert the headers to ring circuits and added isolation valves to improve resilience on these circuits. A major challenge was installing new ring section of evaporator water pipework on a gantry in a live data centre environment. Our team delivered this project with a contract value of £500k successfully with minimal disruption to the facility.
21 Moorfields - Deautche Bank Toilet Core
MEP3 delivered all the Mechanical ventilation, Domestic Water services and drainage to all toilet cores for Ruddy Joinery and Sir Robert McApine. We worked together with Ruddy to prefabricate each toilet core at their Flitwick factory with the innovative Rudwall system which reduces on site installation time significantly thereby increasing programme certainty and reducing H & S risks. This was a £1.4m project delivered in 12 months.
Deloitte - Shoe Lane
MEP3 undertook this fast track cat B fit out for Deloitte at their new space next to their UK head office in Farringon. This project has been a £820k mechanical pipework installation involving repositioning of existing FCU's, surveying and replacing undersized existing installation and new FCU's to the West side of the building. The challenge on this project was to quickly identify the undersized existing installation, select new FCU valves and replace all underszised pipework seerving the existing FCU's without any delay to the original programme. This was successfully chieved and we have now secured the fit out of the other floors in this building.
40 Leadenhall Street
MEP3 are working in partnership with Ruddy Joinery delivering the full Mechanical, Electrical and Public health installation on this iconic Clubhouse and events space on the 11th floor of 40 Leadenhall - "The Treehouse". This is a £1m full MEP project which is truly unique with exceptional detail being given to every aspect of the M & E design. The complex nature of the coordination between our installation and that of the achitectural joinery package make this a perfect example of how MEP3 and Ruddy work at their very best together .
